Short Let Management Across the UK

Short-term property management is the day-to-day running of a property let out for stays of a few nights to a few weeks — typically via platforms like Airbnb and Booking.com — rather than to a single long-term tenant. Ichiban Stays provides short term let management for landlords across the UK and handles every part of that process, end to end.

You may also see this called short let management or short term rental management. If you plan to let through Airbnb specifically, see our Airbnb management in London page.

What Short Let Management Involves

Five-step diagram of how Ichiban Stays short-let management works: free consultation, set-up and listing, pricing and bookings, guests and housekeeping, owner reporting
  • Listing creation and optimisation across booking platforms
  • Dynamic pricing to reflect demand, seasonality and local events
  • Guest communication, check-in and check-out
  • Professional cleaning and linen changes between every stay
  • Ongoing maintenance and property upkeep
  • Monitoring compliance with current short-let regulations

Short-Term vs Long-Term Letting

Short lets generally offer higher gross income potential than a single long-term tenancy, because nightly rates for short stays are typically higher than the pro-rated equivalent of a monthly rent — though they also come with higher operating involvement (turnover, cleaning, variable occupancy) and clearer regulatory limits in London specifically. A managed service is what makes the higher-income model realistic without turning it into a second job. Read more in our guide to Airbnb vs traditional tenancy for landlords.

Short-Let Regulations Across the UK (Updated November 2026)

The rules depend on where the property is, so we check the position for every property before it goes live:

  • London: an entire home can be short-let for up to 90 nights per calendar year without planning permission. We plan the calendar around the limit and can switch to mid-term lets for the rest of the year. Full detail: short-term rental regulations in London.
  • Rest of England: there is no fixed night limit, but intensive year-round letting can be a material change of use, and councils can use Article 4 directions. A mandatory national register of short-term lets is expected to begin in March 2027. To be assessed for business rates rather than council tax, a self-catering property must be available for at least 140 days a year and actually let for at least 70.
  • Scotland: every short-term let needs a licence from the local council, and in control areas such as Edinburgh, secondary lets generally also need planning permission. Edinburgh’s 5% Visitor Levy has applied to stays since 24 July 2026.
  • Wales: visitor accommodation must be registered with the Welsh Revenue Authority by 31 March 2027, and councils may introduce a visitor levy from April 2027 at the earliest.

Lender, insurer and lease consent are needed everywhere. Since 6 April 2025 the furnished holiday let tax regime no longer applies, so speak to your accountant about how short-let income is taxed. This is general information, not legal or tax advice.

What Is Included in Our Short Let Management Service

Short let management covers everything needed to run a property as professional short-term accommodation. In practice that means:

What is included in short-let management: professional photography, multi-channel listings, dynamic pricing, calendar management, guest communication, cleaning and linen, maintenance and owner reporting
  • Listing creation: professional photography, listing copy, amenities and house rules on Airbnb, Booking.com and other channels.
  • Channel management: calendars synchronised across platforms to prevent double bookings.
  • Revenue management: dynamic pricing with PriceLabs, minimum stays and discounts tuned to local demand.
  • Guest experience: enquiry handling, guest screening, check-in instructions and support during the stay.
  • Housekeeping: turnover cleaning, linen and towels, consumables and inspection after each stay.
  • Maintenance: coordination of repairs and regular property checks.
  • Compliance: safety certificates, local rules and records.
  • Reporting: a monthly owner statement showing bookings, revenue and costs.

Who Short Let Management Is For

Our service suits owners who want income from their property without running it themselves. Typical clients include landlords switching from a traditional buy-to-let, owners of second homes and pied-à-terres, overseas investors, and owners whose own Airbnb listing has become a second job. It also suits developers and portfolio owners looking for an operator for several units. If you prefer predictable income over variable earnings, our guaranteed rent option may suit you better.

Whether you call it short let property management, short stay management or short-term rental management, the service is the same: we run the property professionally so it earns without taking over your time.

How We Measure Performance

We track occupancy rate, average daily rate (ADR), revenue per available night and review scores for every property, and compare them with similar local listings. Monthly statements show where income came from, what costs were incurred and what changed. If a property is underperforming, we review pricing, presentation and listing content and agree changes with you.

Short Let Management vs Managing It Yourself

Many owners start by self-managing on Airbnb. It can work, but it is time-consuming: answering messages at all hours, coordinating cleaners between tight check-out and check-in times, replacing linen, dealing with maintenance, chasing reviews and adjusting prices every day. A professional manager brings systems, local cleaning and maintenance teams, revenue management tools and experience of what guests expect. The management fee is the trade-off, so we show you the expected net income with and without management before you decide.

Using Mid-Term Lets in a Short-Let Strategy

Short lets are not only nightly stays. Many properties earn more over a year by mixing nightly bookings with mid-term lets of one to six months to contractors, relocating professionals, medical staff and families between homes. Mid-term lets reduce turnovers and cleaning costs and smooth income through quieter months. In London, stays of 90 consecutive nights or more also fall outside the 90-night short-let limit. We plan the right mix for each property.

The Technology Behind Our Service

We run every property on our in-house property management software, which brings bookings, calendars, cleaning schedules, maintenance and owner reporting into one place. Pricing is set with PriceLabs and reviewed by our team, and a channel manager keeps availability in sync across Airbnb, Booking.com and other platforms. Where suitable, smart locks or secure key boxes allow self check-in, which guests increasingly expect.

Getting Started

  1. Free property assessment: tell us about your property and goals.
  2. Income projection: realistic revenue and cost estimates based on comparable local listings.
  3. Onboarding: compliance checks, furnishing advice, photography and listing set-up.
  4. Go live: listings published and bookings managed from day one.

One Team for Short Lets, Holiday Lets and Mid-Term Stays

Many properties earn best when the letting strategy changes with the seasons. Our team manages nightly short lets on Airbnb and Booking.com, holiday lets for leisure guests, mid-term stays for corporate guests and contractors, and serviced accommodation for longer visits, all through the same systems. That means you do not need to switch managers when your strategy changes, and your property’s reviews, calendar and pricing history stay in one place. We review performance with you regularly and recommend changes when demand shifts, for example moving to mid-term stays over winter or adding nightly availability around major events.
