With guaranteed rent from Ichiban Stays, you receive an agreed rent every month, whether or not the property is booked. We take on the running of the property as short-let and serviced accommodation, look after every guest, and handle cleaning, maintenance and compliance. You get a predictable income with no void periods, no tenant-finding and no day-to-day work.

We are based in London and offer guaranteed rent to landlords across the UK. There are no upfront fees to get started.

  1. Free assessment. Tell us about your property and we look at its location, size, condition and the local short-stay market.
  2. Income projection and offer. We send you a projection and a guaranteed monthly rent figure, so you can compare it with full management.
  3. Clear agreement. We agree the term, the monthly rent, payment dates, who pays which bills and how the property will be looked after, all in writing.
  4. Set-up. We prepare the property for guests, with professional photography, listings and any furnishing or linen needed.
  5. Monthly rent. You receive the agreed rent every month, on the agreed date, for the length of the agreement.

A guaranteed rent figure is usually set below what a property might earn fully managed in a strong year, because we take on the risk of quiet months. Your free projection shows both options side by side, so you can choose. Read more about how our fees work and our full short-term let management.

Which Properties Suit Guaranteed Rent

  • Apartments and houses in city centres and well-connected neighbourhoods
  • Properties close to business districts, hospitals, universities or major visitor attractions
  • Homes in good condition, or that can be brought up to a guest-ready standard
  • Properties where the lease, mortgage and insurance allow this kind of letting

What to Check Before You Sign

A good guaranteed rent agreement protects both sides. Before you sign with any company, check:

  • The term and break clauses: how long the agreement lasts and how either side can end it
  • Bills and costs: who pays council tax, utilities, broadband and insurance
  • Repairs: which repairs you are responsible for, and which the company covers
  • Condition: how the property will be returned at the end, backed by an inventory
  • Consents: whether your lease, freeholder, mortgage lender and insurer allow the arrangement
  • The company: who you are dealing with, their experience and how they will look after your property

We are happy to walk you through every clause, and we recommend taking independent advice before signing any agreement.

Guaranteed Rent vs Rent to Rent

You may also see guaranteed rent described as “rent to rent”. The terms usually describe the same arrangement from opposite sides: the operator rents the property from you and pays you an agreed amount every month, then lets it to guests or occupiers. What matters is how the agreement is set up. Before signing with any guaranteed rent or rent-to-rent company, check:

Diagram of how rent to rent works: the property owner lets to an operator for a fixed monthly rent, and the operator lets the property to guests
  • written consent from your mortgage lender, insurer and, for leasehold flats, your freeholder;
  • who is responsible for licences, safety certificates and repairs;
  • the term, break clauses and what happens if payments stop;
  • the company’s trading history, insurance and redress scheme membership.

Where We Offer It: London and Across the UK

London is our home market, and we offer guaranteed rent in areas such as Mayfair, Kensington, Canary Wharf, Islington and Shoreditch. We also work with landlords in cities including Manchester, Birmingham, Edinburgh and Bristol. See all areas we cover.

How Your Fixed Monthly Figure Is Worked Out

A fixed-rent offer reflects what the property can realistically earn, the costs of running it and the risk the operator takes on. We look at the property’s location, size and condition, comparable short-let and mid-term demand nearby, seasonality, and the costs of furnishing, cleaning, utilities, maintenance and insurance. The figure we offer is fixed for the agreed term, so you know what you will receive each month regardless of occupancy.

Which Property Standards We Look For

Properties that suit this model are usually in areas with strong year-round demand, in good condition and with the right permissions for how they will be used. Two-bedroom apartments near transport, business districts and hospitals are often the strongest candidates. We will tell you honestly if a property is better suited to full management or a traditional let.

Who This Option Suits

This model tends to suit landlords who value certainty over maximum income: owners who live abroad or far from the property, landlords tired of void periods and tenant turnover, owners with mortgage payments to cover each month, and investors who want a hands-off income while they focus elsewhere. If you are comfortable with variable income and want to keep the upside of strong months, full short let management may earn you more. We show both side by side.

What Happens During the Agreement

Once the agreement starts, we take responsibility for finding and looking after guests, cleaning, routine maintenance coordination and day-to-day running of the property, and you receive the agreed rent on the agreed date each month. We keep the property in good condition, carry out regular checks and report any significant issues to you. You can usually arrange inspections with notice, and the agreement sets out how repairs, insurance and compliance responsibilities are shared. At the end of the term, the property is returned in the condition agreed in the contract, with a check-out inspection so both sides are clear.

Is It Available Outside London?

London is our core market, and many of these agreements are for properties in central and inner London. We also consider properties in UK cities with strong year-round demand, such as Manchester, Birmingham, Edinburgh and Bristol. Each property is assessed individually, and we will tell you honestly whether guaranteed rent or full management is the better fit.

Before you commit, we put the guaranteed figure side by side with a fully managed projection for the same property, so you can see exactly what you would trade for certainty and decide with the numbers in front of you.

Frequently Asked Questions

What is guaranteed rent?

Guaranteed rent is an arrangement where a company pays you a fixed rent every month for an agreed term and takes on the running of the property. You receive the same amount whether the property is busy or quiet.

How much guaranteed rent will I get?

It depends on your property’s location, size, condition and the local short-stay market. We give you a specific figure after a free assessment, alongside a projection for full management so you can compare.

Do I pay any fees?

There are no upfront fees. The agreed rent is what you receive, and the agreement sets out clearly who pays which bills.

Who looks after the property?

We do. Our team handles guests, cleaning, linen, routine maintenance and compliance, and keeps you updated on the condition of your property.

Can I switch from guaranteed rent to full management later?

Yes, this can be agreed at the end of the term or under the terms of your agreement. Some landlords start with fixed rent for certainty and move to full management later.

Do I still pay for repairs?

Responsibilities for repairs and maintenance are set out in the agreement, and we explain exactly what applies before you sign.

Can I end the agreement early?

Break clauses and notice periods are agreed upfront and written into the contract.

Is guaranteed rent the same as a tenancy?

Not usually. The arrangement and its legal structure are explained in full before you commit, and we recommend taking independent legal advice.
