Airbnb Management UK

Ichiban Stays provides Airbnb management for property owners across the UK. We run your listing as a professional short-let operation: the photography, pricing, guest messages, cleaning, maintenance and compliance. You keep ownership and visibility of your property without doing the day-to-day work. Our team is based in Mayfair, London, and brings more than 20 years of experience in London short-term rentals and hospitality.

What Airbnb Management Includes

An Airbnb listing earns well when every part of the stay works: the listing is found, the price is right for the night, the guest is vetted, the property is spotless, and problems are fixed before they turn into reviews. Our full Airbnb management service covers all of it:

What is included in short-let management: professional photography, multi-channel listings, dynamic pricing, calendar management, guest communication, cleaning and linen, maintenance and owner reporting
  • Listing set-up and optimisation: professional photography, a written listing that sets the right expectations, house rules and amenities configured correctly.
  • Multi-channel distribution: Airbnb alongside Booking.com and other channels, with calendars synchronised to prevent double bookings.
  • Dynamic pricing: nightly rates set with PriceLabs and reviewed by our team, taking account of local events, seasonality, day of the week and booking lead time.
  • Guest screening and communication: enquiries, booking questions, check-in instructions and support during the stay, handled around the clock.
  • Cleaning and linen: hotel-standard turnovers between stays, with a check after each clean.
  • Maintenance: issues reported by guests or found during cleans are coordinated and resolved.
  • Compliance: safety certificates, local rules such as London’s 90-night limit or Scottish licensing, and record-keeping.
  • Owner reporting: a clear monthly statement of bookings, income and costs.

We run these operations on our own in-house property management software, so pricing, bookings, cleaning schedules and owner reporting work from one system.

Airbnb Co-Hosting or Full Management?

Some owners search for an Airbnb co-host because they want to keep their own listing and hand over the day-to-day hosting. Others want the whole operation managed. We offer full management, and we will also explain the alternatives honestly:

Where We Provide Airbnb Management

London is our home market. You can read about our Airbnb management in London, including how we plan around the 90-night rule. Across the rest of the UK we take on properties in cities with year-round demand, including Manchester, Birmingham, Edinburgh, Bristol, Liverpool, Leeds and Oxford. See all areas we cover.

Is My Property Suitable for Airbnb?

Not every property should be on Airbnb, and we will say so if yours is not. We look at:

South Kensington flat living room before being prepared for short-let guests
Before: the living room of a South Kensington flat
South Kensington flat living room after being styled for short-let guests
After: the living room, ready for short-let guests
  • Permissions: whether your lease, mortgage lender and insurer allow short lets.
  • Local rules: for example the 90-night annual limit for entire homes in Greater London, short-term let licensing in Scotland, registration in Wales, and England’s national short-term let register, which the government expects to begin in March 2027.
  • Location and demand: transport links, nearby business districts, hospitals, universities and visitor attractions.
  • The property itself: layout, condition, furnishing and how many guests it can comfortably host.

Where nightly letting is not the best fit, a mid-term let to corporate guests or contractors can work better. Our serviced accommodation management covers those longer stays.

How Airbnb Pricing Works, and Why It Matters

Nightly price is the biggest single lever on Airbnb income. Set it too high and the calendar stays empty; set it too low and peak nights are sold cheaply months in advance. We use PriceLabs dynamic pricing, which adjusts rates daily based on local demand, seasonality, day of the week, booking lead time and events, and our team reviews the output against what we see on the ground. Minimum-stay rules work alongside price: longer minimums protect peak weekends from single-night gaps, while shorter minimums help fill quieter weeks. Last-minute discounts, weekly and monthly discounts and gap-night rules are all tuned to the property. The result we aim for is the right balance of average daily rate (ADR) and occupancy rate, not the highest possible price on any one night.

Airbnb Listing Optimisation

A well-optimised listing ranks higher in Airbnb search and converts more viewers into bookings. That starts with professional photography that shows the space honestly and in good light, and a clear title and description that tell guests who the property suits and what to expect. Amenities must be complete and accurate, because guests filter by them. House rules, check-in instructions and the cancellation policy are set to suit the property and its likely guests. Fast, helpful replies to enquiries and booking requests matter too, since response rate and response time affect visibility. After launch, reviews become the most powerful ranking and conversion factor, so we focus on consistent cleaning standards, accurate descriptions and quick resolution of any issue during a stay.

Airbnb Rules Across England, Scotland and Wales

Short-let rules depend on where your property is. In Greater London, an entire home can be let for up to 90 nights a year without planning permission, and Airbnb applies that cap automatically to entire-home listings. Elsewhere in England there is no fixed night limit, but intensive use can need planning permission, and the national short-term let register is expected to begin in March 2027. In Scotland every short let needs a licence from the council, and in control areas such as Edinburgh secondary lets generally need planning permission too. In Wales, visitor accommodation must be registered with the Welsh Revenue Authority by 31 March 2027. Wherever you are, you also need consent from your mortgage lender, insurer and, for leasehold flats, your freeholder. We check each of these before we list a property.

What Airbnb Hosts Should Budget For

  • Platform service fees, which vary by fee structure and channel
  • Cleaning, laundry and linen for every turnover
  • Utilities, Wi-Fi, streaming and guest consumables such as toiletries and tea and coffee
  • Furnishing, photography and periodic refreshes
  • Maintenance, repairs and specialist short-let insurance
  • Council tax or business rates, depending on use
  • Management fees, if you use a co-host or management company

We show these costs in your income projection so you can see the net result, not just gross bookings.

What Is an Airbnb Co-Host?

An Airbnb co-host is someone the owner adds to their listing to help manage it, from messaging guests to arranging cleaning. Co-hosting can work well for owners who want to keep their own account and reviews. Full Airbnb management goes further, covering pricing strategy, multi-channel distribution, housekeeping, maintenance, compliance and reporting as one service. We will explain which approach suits your property and how much involvement you want to keep.

Whether you want an Airbnb manager to take over day-to-day hosting, Airbnb host management for a single listing, or full Airbnb property management across several homes, we work as your Airbnb management company from set-up to monthly reporting. If you are new to Airbnb hosting, we can explain what it involves before you decide.

Guest Screening and House Rules on Airbnb

Protecting your property starts before a guest arrives. We review each booking request, check guest profiles and reviews, confirm the purpose of the stay where appropriate, and set occupancy limits, minimum ages and clear house rules on parties, noise and smoking. Security deposits and damage claims are handled through the platforms’ own processes where available. Clear check-in instructions and a welcome guide set expectations from the start, and our team is available throughout the stay if a guest needs help. Good screening protects your property, your neighbours and your reviews, and reduces the risk of problems that can affect a listing’s ranking.

How to Get Started

Five-step diagram of how Ichiban Stays short-let management works: free consultation, set-up and listing, pricing and bookings, guests and housekeeping, owner reporting
  1. Free property assessment: tell us about the property. For London homes we can visit; elsewhere we usually start with a video call and photos.
  2. Income projection: we prepare a realistic projection based on comparable listings and local demand, including the seasonal pattern.
  3. Onboarding: we agree terms, check compliance, prepare the property and arrange photography.
  4. Go live: listings are published and we start managing bookings and guests.

Airbnb Management FAQs

How much does Airbnb management cost?

Our fee depends on the property, its location and the level of service. We explain it clearly after your free assessment and income projection. There are no upfront fees to get started.

Will I still be able to use my property?

Usually, yes. We agree how owner stays work when you join, so dates you want are blocked and pricing and cleaning are planned around them.

Do you only list on Airbnb?

No. Airbnb is usually one of several channels. We also list on Booking.com and others where they suit the property, which reduces reliance on a single platform.

What happens if a guest damages the property?

We report damage to you, pursue claims through the booking platform’s processes where available, and coordinate repairs. We also recommend specialist short-let insurance.

Can you take over an existing Airbnb listing?

We review the existing listing’s history and reviews and advise whether to keep it or relaunch it as part of onboarding.
